Santa Monica Rent Control

Santa Monica’s rent control ordinance dates back to 1979, and it has undergone significant revision since 1995. Santa Monica’s rent control ordinance works by limiting annual rent increases during your tenancy. The initial rent agreed to at the beginning of your tenancy establishes your base rent. Subsequently, when you renegotiate your annual lease and associated rent increase, the ordinance limits the maximum permissible rent increase and specifies the Maximum Allowable Rent (MAR). When a tenant vacates the unit, the landlord can return the rent amount to market levels.

Report: QIA Fails to Live up to Good Governance Principles

A U.S. Government document, from June 2008 and published by the journalistic transparency group WikiLeaks, reveals the Qatari government expressed concern to then-U.S. Treasury Secretary Henry Paulson about guidelines for sovereign wealth funds then being developed by the International Monetary Fund (IMF). According to the cable, the Qatari Finance Minister Yousef Hussein Kamal (Al Emadi) “expressed concern about [the] IMF-developed guidelines”.

Class Action Suit Alleges Pattern of Unpaid Overtime, Other Labor Violations at Douglas Emmett

In July 2011, Antoinette Lindsay filed a class action lawsuit against Douglas Emmett Inc. In her lawsuit, Lindsay alleged that Douglas Emmett had a pattern of unlawful wage and hour violations—denying employees correct overtime pay despite California’s labor laws. Following the Lindsay suit, other one-time Douglas Emmett employees filed similar cases in Los Angeles County court.

Chen Guoqing (陈国庆) and Related Entities Purchased 21 Homes in NYC Area Worth $197 Million

Today’s post will reveal our original reporting on one of HNA Group’s principals, Chen Guoqing (陈国庆). Chen Guoqing represents HNA Group in the United States, where he has left a large corporate footprint. DE-Tenants.org has learned that Chen Guoqing, his wife and associated corporate vehicles have owned 21 homes in the greater New York City area estimated to be worth $197,161,364. They retain 15 of the homes at present, worth $161,671,766. One of the properties, purchased in 1997 and still owned today, is located in Trump International Hotel and Tower, located at 1 Central Park West.
